The upcoming land release at Kings Forest marks a significant moment for the Tweed Coast residential market, as large-scale greenfield supply begins to materialise in a region that has experienced sustained housing pressure in recent years.

Stockland's Kings Forest project is one of the largest masterplanned communities ever undertaken on the Tweed Coast. Spanning 869 hectares near Kingscliff, the development is planned to deliver more than 4,000 homes over time, accommodating a future population of around 11,000 residents. The next release of residential land, scheduled for 25 October, will offer lots ranging from 375 to 600 square metres.

The timing of the release is notable. Northern New South Wales coastal markets have seen strong buyer demand driven by lifestyle migration, population growth and constrained new housing supply. In this context, Kings Forest represents a rare example of scale, with the ability to deliver housing volumes that can meaningfully influence local supply conditions over the medium to long term.

Early sales activity suggests demand remains deep. More than 100 lots have already been sold across previous stages, with buyers coming from both New South Wales and Queensland. Importantly, the buyer profile has not been limited to one segment. Local builders, owner-occupiers upgrading within the region and young families entering the market have all been active, indicating broad-based demand rather than speculative concentration.

Settlement of the first land sales is expected from late 2025, placing new dwelling completions into a market that continues to grapple with affordability constraints and limited housing choice. As construction ramps up, Kings Forest is expected to contribute a steady pipeline of new homes rather than a short-term supply surge, a factor that tends to support market stability rather than volatility.

From a planning perspective, the project reflects a shift toward larger, self-contained communities designed to absorb population growth without overloading existing town centres. The masterplan includes provision for a town centre, education facilities, childcare, neighbourhood parks and a dedicated sports field, supported by an internal network of pedestrian and cycling connections. This level of planned infrastructure is increasingly seen as essential for large residential developments to gain community and planning support.

Environmental considerations also play a central role in the project's market positioning. More than 300 hectares of the site has been allocated to conservation and rehabilitation, alongside 22 hectares of recreational open space. This balance between development and environmental preservation has become a key differentiator in coastal markets, where buyer expectations increasingly extend beyond housing alone to include long-term amenity and landscape protection.

Stockland acquired Kings Forest in August 2025, securing control of a site with sufficient scale to support a multi-decade development horizon. For the Tweed Coast market, this introduces a level of certainty around future supply that has been largely absent in recent years, particularly as infill opportunities remain limited and smaller subdivisions struggle to deliver meaningful volume.

While Kings Forest will not resolve housing pressures overnight, its staged delivery model positions it as a stabilising force in the regional market. By offering a mix of lot sizes and housing outcomes over time, the development has the potential to accommodate changing household needs while easing pressure on surrounding suburbs.

As additional stages are released and construction activity increases, Kings Forest is likely to become a reference point for how large-scale residential development can shape the next phase of growth on the Tweed Coast, influencing land values, buyer expectations and long-term market structure across the region.
