Clear Island Waters Suburb Profile and Insights
Report Date: October 2026
Postcode: 4226 (Queensland)
Clear Island Waters is an established low-rise residential suburb in the centre of the Gold Coast, shaped by an extensive freshwater lake system, broad waterfront allotments, golf-course land and a series of individually planned residential enclaves. It sits between Broadbeach Waters, Mermaid Waters, Merrimac, Robina and Carrara, placing the beaches and dining of Broadbeach, Pacific Fair, Q Super Centre, Robina Town Centre and major employment and education precincts within a relatively short journey while retaining a streetscape dominated by houses, villas, water and mature landscaping.
The main lake estates were developed largely through the late 1980s and 1990s and remain the foundation of the property market. Island Quays around San Simeon Drive, Cayman Drive, Montevideo Drive, Key Biscayne and adjoining streets contains substantial detached homes on both waterfront and non-waterfront sites, with waterfront lots frequently around the 800 to 950 square metre range and larger examples interspersed. The Moorings around Martingale Circuit, Bollard Circuit, Clipper Boulevard, Moonraker Street and adjoining roads has a broader spread of block sizes, combining large waterfront residences with more compact detached properties. The Capes, centred on Port Jackson Boulevard, is notable for a strong concentration of 900 to 1,000 square metre sites and broad sections of open water.
Several smaller enclaves add property types that are quite distinct from those open lake estates. Clear Water Bay is a gated waterfront community of roughly 40 homes, principally on large allotments around Clear Water Bay Avenue. Isle of Istana is another gated detached-house enclave, with substantial residences around Istana View. Rhode Island is different again: a large gated community of multi-level villas and townhouses set among extensive landscaped grounds, water and Surfers Paradise Golf Club, with shared recreation facilities and body corporate ownership. Smaller attached developments around Santa Cruz Boulevard provide further townhouse options without changing the suburb’s overwhelmingly low-rise character.
Housing age is now only one part of the property story. Original 1990s houses commonly feature generous floor plans, multiple living areas, tiled roofs and substantial garden or pool space, but extensive renovations and complete rebuilds have introduced contemporary architecture throughout the lake precincts. Individual properties can therefore differ sharply in accommodation and finish even where neighbouring blocks were created at the same time. Waterfront orientation, width of frontage, outlook across a broad lake or narrower channel, jetty and boating arrangements, block shape and the amount of private outdoor space are often more informative than street name alone.
St Vincent’s Primary School provides Catholic Prep to Year 6 education within Clear Island Waters, while government schools are located in surrounding suburbs and catchments should be checked for each address. Surfers Paradise Golf Club, tennis and community facilities create a substantial recreation precinct around Fairway Drive, while neighbourhood services are available around Santa Cruz Boulevard. Q Super Centre is immediately nearby in Mermaid Waters, with Pacific Fair and Robina Town Centre providing regional-scale shopping on opposite sides of the suburb. Nerang-Broadbeach Road, Robina Parkway and Bermuda Street provide the main external road connections, with bus services along the northern corridor and access to both Robina railway station and Broadbeach South light rail station.
Clear Island Waters has 16 parks. The predominant age group is 50-54 years.
The area of Clear Island Waters is 4.3 square kilometres. It has a population of approximately 4,395 people.

Notable Clear Island Waters Streets
Santa Cruz Boulevard
Santa Cruz Boulevard is one of Clear Island Waters' most recognisable residential streets and a key address within the suburb's canal estate pattern. It is notable because it carries a strong waterfront identity, with homes positioned around waterways and a carefully planned residential environment. For buyers, Santa Cruz Boulevard represents the suburb's established prestige character, where water orientation, privacy and presentation are central to the appeal.
Port Jackson Boulevard
Port Jackson Boulevard has a strong residential presence and clear connection to the suburb's canal and lake-style layout. It is important because it reflects the planned waterfront character that distinguishes Clear Island Waters from neighbouring suburbs. For property context, Port Jackson Boulevard is associated with larger homes, water outlooks and a quieter estate setting, making it a useful reference point for the suburb's upper-end residential market.
Clear Water Bay Avenue
Clear Water Bay Avenue sits within the established residential heart of Clear Island Waters. It is tied to the suburb's quiet waterfront character, with homes set around canals, landscaped streets and local open space. For buyers, Clear Water Bay Avenue helps define the suburb's identity as a calm, prestige residential area close to central Gold Coast amenities but visually and physically separated from busier coastal strips.
San Simeon Drive
San Simeon Drive is one of Clear Island Waters' notable prestige residential streets, associated with large homes, water-oriented blocks and a highly presented streetscape. It is important because it reflects the suburb's reputation for established canal living and quiet residential privacy. For property context, San Simeon Drive represents the more exclusive side of Clear Island Waters, where outlook, block position and street presentation can have a major influence on buyer interest.
Fairway Drive
Fairway Drive reflects the suburb's connection with open green space, golf course surroundings and established residential living. It has a more composed, estate-like feel than busier connector roads, with homes positioned in a quiet and carefully maintained setting. For buyers, Fairway Drive is useful in understanding the suburb's appeal beyond its canals, showing how water, greenery and central Gold Coast convenience combine within a low density residential environment.
Detailed Insights
Clear Island Waters occupies a distinctive piece of the central Gold Coast between the coastal urban corridor and Robina. Broadbeach Waters and Mermaid Waters lie to the north and east, Merrimac and Carrara are to the west, and Robina is immediately to the south. Despite this highly urban position, much of the suburb is made up of detached houses arranged around large expanses of water, with very little of the high-rise or continuous commercial development found closer to the coast.
The present street pattern is largely a product of the suburb’s canal-estate development. Former low-lying land was transformed into a network of residential peninsulas and managed freshwater lakes, and the principal estates were laid out as separate neighbourhoods rather than one continuous subdivision. Island Quays, The Moorings and The Capes remain useful names because they correspond with genuine differences in block layout, street pattern and housing stock rather than functioning simply as marketing labels.
Most of these areas were substantially established by the 1990s. Their original houses were generally designed on a more generous scale than contemporary compact suburban homes, with four and five-bedroom layouts, separate formal and informal living areas, double garages, pools and significant setbacks common. Large single-storey residences are an important part of the stock alongside two-storey houses, particularly where a wide block allowed substantial accommodation without building upward.
That original housing has undergone considerable private renewal. Many properties have been renovated in stages, with kitchens and bathrooms modernised, formal rooms opened into larger living spaces and outdoor areas rebuilt around pools and waterfront terraces. At the other end of the spectrum, established houses have been replaced with substantial contemporary residences designed specifically around water views, high ceilings, extensive glazing, multiple-car garaging and stronger connections between internal living areas and the lake.
The result is a neighbourhood where land and position frequently explain more about a property than the age of the building currently standing on it. Two homes on similar 900 square metre waterfront lots may offer entirely different architecture, accommodation and presentation, while retaining essentially the same underlying relationship with the water and street. This is particularly apparent through the older lake estates, where original, renovated and replacement homes are regularly interspersed.
Island Quays occupies a large part of the central and eastern lake system and includes streets such as San Simeon Drive, Cayman Drive, Montevideo Drive, Antigua Way, Key Biscayne and sections around Santa Cruz Boulevard. Waterfront lots frequently fall in the broad 800 to 950 square metre range, although larger sites occur, including holdings exceeding 1,000 square metres. Non-waterfront blocks are also part of the precinct and provide substantial detached housing without a private shoreline.
San Simeon Drive is particularly associated with larger waterfront homes and broad-water outlooks. Sites around 900 square metres are common enough to give the street a consistent sense of space, while some blocks extend considerably beyond this. Original prestige residences from the estate’s development period sit beside major renovations and contemporary rebuilding, creating one of the clearest examples of Clear Island Waters’ transition from a new prestige estate into an established prestige neighbourhood.
Cayman Drive, Montevideo Drive and Key Biscayne extend this Island Quays character through quieter loops and cul-de-sacs. Properties commonly orient pools, terraces and main living rooms to the rear, making the water frontage more important to the internal layout than the street elevation. North and north-east water orientations are particularly evident among houses designed to capture both sunlight and long lake views, although orientation varies throughout the irregular shoreline.
Island Quays also contains dry blocks where the house and garden function more like a conventional prestige suburban property. These sites can still provide large floor plans, pools and substantial outdoor areas while avoiding the infrastructure associated with a jetty or waterfront edge. Their outlook is more dependent on neighbouring houses and landscaping, but the same broad streets and central location remain part of the residential setting.
The Moorings lies principally around streets including Martingale Circuit, Bollard Circuit, Clipper Boulevard, Moonraker Street, Staysail Crescent and nearby residential loops. It differs from Island Quays through a wider range of allotment sizes. Waterfront properties around 800 to 950 square metres occur alongside dry blocks and smaller detached sites closer to 600 square metres, producing more variation in house scale within the same named precinct.
This makes The Moorings relevant to buyers who want the Clear Island Waters environment without necessarily seeking one of its largest landholdings. Some streets contain substantial two-storey waterfront residences with pontoons and pools, while others have sizeable but comparatively manageable single-level homes on dry blocks. The variation is especially apparent around Moonraker Street and Martingale Circuit, where established family housing can occupy noticeably less land than the 900 to 1,000 square metre blocks associated with other parts of the suburb.
Bollard Circuit and Clipper Boulevard contain a stronger concentration of conventional prestige waterfront property. Broad rear boundaries, private boating infrastructure and established landscaping are characteristic of many holdings. The houses themselves range from original large family residences to substantially remodelled or rebuilt homes, but the underlying estate structure remains spacious and low rise.
The Capes is centred on Port Jackson Boulevard and has one of the suburb’s clearest block patterns. Residential sites of approximately 900 or 1,000 square metres recur throughout the estate, including both waterfront and non-waterfront property. The road forms large loops with limited through movement, and sections open onto broad water or internal green space rather than a dense surrounding street grid.
The generous allotments are particularly significant in The Capes because many original houses were single storey. A substantial home, pool, lawn and outdoor entertaining area can therefore fit on one level without consuming the entire site. Other properties have been rebuilt as much larger two-storey residences, giving buyers a choice between established family architecture and more contemporary prestige housing within a consistent lot framework.
Water frontage around Port Jackson Boulevard can be unusually broad. Individual properties include sites with 20 metres or more of shoreline, while corner and curved blocks can have substantially wider boundaries again. This changes the relationship between house and lake, with some homes facing a long open-water panorama and others having a more contained outlook toward neighbouring peninsulas.
Clear Water Bay is a separate gated waterfront enclave around Clear Water Bay Avenue. It contains roughly 40 residential sites and has a more enclosed structure than the open streets of Island Quays, The Moorings and The Capes. Lots are predominantly large, with examples around 900 to 1,100 square metres common and occasional amalgamated or double holdings extending well beyond this range.
The housing in Clear Water Bay is correspondingly substantial. Large two and three-storey houses, multiple garages, broad waterfront terraces, pools and extensive boating facilities are characteristic of the enclave. Because there are relatively few properties and one controlled entrance, the precinct has a distinctly different ownership and streetscape environment from an ordinary public-road waterfront neighbourhood.
Isle of Istana creates another small gated detached-house market. Istana View contains large prestige residences, often on blocks around or above 1,000 square metres, arranged within a private waterfront setting. The houses include both substantial architecture from the original development period and later renovations or replacements, with water frontage and large internal floor areas defining much of the precinct.
These gated detached-house enclaves should be distinguished from Rhode Island, which represents an entirely different form of property ownership. Rhode Island occupies a large landscaped site on Santa Cruz Boulevard beside Surfers Paradise Golf Club and contains approximately 170 villas and townhouses rather than individually titled large-lot houses of the type found at Clear Water Bay or Istana View.
Rhode Island residences are commonly arranged over two or three levels, with three and four-bedroom floor plans, private terraces or courtyards and double garages. Individual villas can face the internal lake, canals, gardens or golf course, and some waterfront residences have direct water access. The homes are large enough to provide a genuine house alternative but sit on much smaller individual land components than detached Clear Island Waters property.
Shared facilities are central to Rhode Island ownership. The estate includes extensive landscaped grounds, a large lagoon-style swimming pool, tennis courts, gym, sauna, barbecue areas and a residents’ clubhouse, together with controlled access and on-site management or security arrangements. Body corporate responsibilities and the condition and funding of common property are consequently significant parts of the property comparison.
Rhode Island also demonstrates why attached housing should not be treated as a minor afterthought in this suburb. While detached houses dominate overall, a large villa community of this scale forms a meaningful submarket with a very different maintenance profile, level of private land and ownership structure. It appeals to residents who want substantial accommodation and a landscaped environment without managing an 800 or 1,000 square metre house block themselves.
A smaller attached-housing option exists around The Lakes at Island Quays on Santa Cruz Boulevard. Waterfront townhouses in this gated complex have their own private outdoor areas while sharing facilities such as a pool and other common property. These residences introduce another intermediate choice between a large Rhode Island villa and an individually titled detached house.
The northern side of Clear Island Waters predates much of the principal lake-estate pattern and has a different land-use structure. Surfers Paradise Golf Club occupies a substantial area around Fairway Drive, with the course, tennis facilities, St Vincent’s Primary School, Sacred Heart Catholic Church and community uses forming a broad green and institutional precinct. Housing around this edge includes detached houses, villas and managed residential communities rather than an uninterrupted sequence of canal-front streets.
Surfers Paradise Golf Club is located within Clear Island Waters despite its name. Its mature fairways create a broad open landscape through the northern part of the suburb and give adjoining residences an alternative to water frontage. Golf-course-facing properties can gain long green outlooks and greater visual separation without the private infrastructure or shoreline maintenance associated with a lake property.
This northern precinct is also the part of Clear Island Waters with the strongest concentration of conventional community facilities. St Vincent’s Primary School, church, tennis, golf and club facilities generate regular weekday and weekend activity, making Fairway Drive noticeably different from the quiet waterfront cul-de-sacs farther south. The northern road network also connects directly with Nerang-Broadbeach Road, strengthening its relationship with Broadbeach Waters, Carrara and the coastal side of the city.
Santa Cruz Boulevard acts as one of the suburb’s principal internal spines. It serves Island Quays, Rhode Island, St Vincent’s Primary School and the northern recreation precinct and carries substantially more local movement than many of the shorter waterfront courts. A small cluster of cafés, medical, allied-health and professional services around this corridor provides useful neighbourhood amenity without developing into a large commercial centre.
Non-waterfront detached homes remain important throughout the suburb and should not be viewed simply as secondary versions of the waterfront market. Many occupy generous established blocks with pools, private gardens and large internal floor areas. In some cases the absence of a water boundary allows a more enclosed backyard, additional lawn or a simpler relationship between pool, garden and fencing, which can suit households with different priorities from boating or expansive lake views.
Waterfront properties themselves are not interchangeable. Clear Island Waters’ principal lake system is managed freshwater rather than an ordinary unrestricted tidal canal. Access to the Nerang River and wider Gold Coast waterways is available from suitable sections through a lock system, making boating possible while maintaining the controlled lake environment. The route, water depth, individual pontoon and vessel requirements all matter more than a generic description of a property as having water access.
The shape of the waterway can be equally influential for owners who do not keep a boat. Wide-water sites can place houses a considerable distance from the opposite shoreline and create long skyline or district views, while narrower channels produce a more intimate canal environment. Point positions, curved shorelines and corner blocks can add unusually long waterfront boundaries, and orientation influences morning and afternoon sun across pools and outdoor living areas.
The suburb’s low-rise character remains surprisingly consistent given its central position. There is no major apartment-tower district and very little conventional commercial frontage within the residential estates. Change therefore occurs mainly through renovation and replacement of individual houses, together with the established villa and gated-community forms already embedded in selected precincts.
Planning circumstances vary between the open detached-house estates, gated communities, attached housing and golf-course edges. Large land area alone does not indicate that a site can be subdivided or redeveloped more intensively. Waterfront boundaries, access, zoning, easements, infrastructure and other planning provisions apply at property level and can differ between sites that appear similar from the street.
The waterway system also contributes to local drainage and environmental structure. Clear Island Lake, Boobegan Creek and associated channels sit within the broader central Gold Coast catchment, and ground levels differ between waterfront and inland sites. Current City mapping is the appropriate source for understanding flood, overland-flow and other property-specific conditions rather than applying a single environmental description to the suburb.
Clear Island Waters has no large shopping mall of its own, but this is offset by the unusually close choice of surrounding centres. Q Super Centre in Mermaid Waters is the natural everyday destination for many eastern and northern households, providing supermarkets, household retail, dining and services. Pacific Fair in Broadbeach Waters adds regional shopping and entertainment immediately beyond, together with access to the Broadbeach commercial and dining precinct.
Robina provides an equally strong orientation from the southern and western side. Robina Town Centre, Robina Hospital, the railway station and surrounding professional and employment areas can be reached without travelling through the coastal strip. Bond University in Varsity Lakes is also close, strengthening the connection between Clear Island Waters and the Robina-Varsity Lakes education and employment corridor.
There is one mainstream school within the suburb. St Vincent’s Primary School provides Catholic education from Prep to Year 6 and is embedded in the Fairway Drive precinct. There are no government primary or secondary schools inside Clear Island Waters, with nearby options including Merrimac State School, Broadbeach State School and Robina State School for primary education and Merrimac State High School for secondary education. Government catchments should be confirmed for the individual address because primary allocation varies across the locality.
The most useful way to compare Clear Island Waters property is therefore by precinct and land relationship rather than by a single suburb-wide description. Island Quays has a broad range of prestige waterfront and dry-block homes. The Moorings provides greater variation in block size. The Capes is notable for its recurring 900 to 1,000 square metre lots and broad-water settings. Clear Water Bay and Isle of Istana provide gated detached prestige housing. Rhode Island offers large villas within a managed resort-style environment, while the Fairway Drive side adds golf-course frontage and the suburb’s strongest community-facility cluster. Those distinctions are fundamental to understanding what a Clear Island Waters address actually offers.
Lifestyle
Clear Island Waters combines a quiet, home-centred residential environment with unusually easy access to several of the Gold Coast’s busiest centres. Internal streets are dominated by houses, gardens, water and mature landscaping, while Broadbeach, Mermaid Waters and Robina provide major shopping, restaurants, employment and entertainment immediately beyond the suburb. This allows daily life at home to feel considerably more removed from the coastal city than the map suggests.
The lake is the dominant backdrop through the main residential estates. Many waterfront homes place kitchens, family rooms, pools and covered terraces at the rear, so ordinary household life is directed toward water rather than the street. Broad lake sections create long views and a strong sense of space, while narrower channels and smaller peninsulas provide a more enclosed waterside setting.
Private boating is part of the lifestyle for suitable properties but does not define every waterfront household. Pontoons and jetties support access through the managed lake system toward the broader waterways, while kayaking, paddlecraft and fishing can be more important to other residents. Many households simply use the water as an outlook for gardens, pools and entertaining rather than as a transport route.
The established block sizes give detached housing a generous outdoor character. A substantial house can still leave room for a swimming pool, lawn, covered entertaining and mature planting, particularly on the 800 to 1,000 square metre sites common through the main lake precincts. This differs from newer prestige housing where a large building can occupy a much greater proportion of the land.
Non-waterfront homes support a slightly different routine. Gardens tend to be more enclosed, and the backyard can be arranged entirely around family recreation, pets, planting or a pool rather than maintaining views through to the lake. These houses remain within the same quiet estate streets and can be only a short walk from water while providing a more conventional private-yard environment.
Rhode Island shifts much of that maintenance from the individual household to the wider community. Residents have access to landscaped grounds, swimming, tennis, gym and clubhouse facilities while generally maintaining a much smaller private courtyard or terrace. Large villa floor plans preserve the sense of substantial accommodation, but the ownership experience is closer to a managed residential resort than to a detached waterfront holding.
Clear Water Bay and Isle of Istana sit at the opposite end of the spectrum. These gated enclaves emphasise large private homes, substantial individual grounds and waterfront position rather than extensive shared recreation. Controlled entries and a limited number of properties give them a particularly contained neighbourhood identity within the wider lake system.
The Fairway Drive side has the suburb’s most varied everyday activity. St Vincent’s Primary School, church, golf, tennis and community facilities bring people into the precinct throughout the week, while the fairways provide large expanses of mature greenery. Residents nearby can have a golf-course rather than waterfront outlook and remain closer to the main northern road and bus corridor.
Surfers Paradise Golf Club gives the suburb a recreational feature that extends beyond residents of adjoining streets. Golf is available within the locality, while tennis and nearby sporting facilities broaden the organised recreation around Fairway Drive. Elsewhere in Clear Island Waters, outdoor life is more commonly centred on private property, residential streets and the lake.
Santa Cruz Boulevard provides the closest thing to an internal neighbourhood spine. Local cafés, health and professional services allow some everyday appointments and small errands to remain within the suburb, while St Vincent’s and the recreation precinct sit on the same general corridor. The lake estates themselves remain overwhelmingly residential once residents move away from this road.
Q Super Centre is the main everyday shopping destination for many households and is particularly convenient from the Mermaid Waters side. Supermarkets, household retail, dining and services can be reached without travelling into a major CBD environment. Pacific Fair extends the choice nearby for larger shopping trips and places Broadbeach’s restaurants, entertainment and beach within the same general eastern direction.
Robina gives residents an equally useful inland option. Robina Town Centre handles major retail and entertainment, Robina Hospital provides large-scale healthcare, and the town-centre precinct contains offices and professional services. Households on the southern side can therefore structure much of their routine around Robina rather than the coastal strip.
Families have a substantial education network around the suburb. St Vincent’s provides a primary school within Clear Island Waters itself, while government and independent schools are spread through Merrimac, Robina, Broadbeach, Carrara, Mudgeeraba and surrounding suburbs. School travel consequently depends more on the chosen institution and exact home location than on one dominant local school corridor.
Broadbeach and Mermaid Beach add coastal recreation without making Clear Island Waters itself feel like a visitor destination. Residents can reach the beach, restaurants and nightlife relatively quickly, then return to a low-rise neighbourhood with little through commercial activity. This contrast between residential quiet and surrounding urban amenity is one of the suburb’s most enduring lifestyle characteristics.
Local walking tends to follow the individual estate rather than a continuous cross-suburb grid. Peninsulas and lakes create looping streets, cul-de-sacs and long water edges, making an evening walk through Island Quays or The Capes quite different from travelling directly between practical destinations. The same geography helps limit through traffic in many residential streets.
Clear Island Waters consequently offers several versions of central Gold Coast living within one suburb. A household can centre daily life on a large private waterfront block, choose a substantial dry-block home with a more conventional garden, move into a gated prestige enclave, reduce private upkeep in Rhode Island or live beside the golf course. The common thread is a predominantly low-rise environment with water and greenery occupying far more of the immediate landscape than the suburb’s central location might imply.
Travel
Clear Island Waters has strong access to the central Gold Coast road network, although its internal streets are shaped by lakes and peninsulas rather than a conventional grid. Nerang-Broadbeach Road serves the northern side, Robina Parkway provides the principal southern and western connection, and Bermuda Street lies immediately east through Mermaid Waters. These arterial roads place Broadbeach, Robina, Carrara, Nerang and the southern coastal suburbs within straightforward reach.
Nerang-Broadbeach Road is particularly important for the northern precinct. Fairway Drive connects directly with it, providing access toward Broadbeach Waters and the coast in one direction and Carrara, Nerang and the wider western road network in the other. Bus services operate along this corridor, with stops at Fairway Drive giving the northern part of Clear Island Waters its strongest direct public transport access.
Santa Cruz Boulevard distributes movement south from the Fairway Drive side through Island Quays, Rhode Island and adjoining residential areas. It is one of the few internal roads that serves several different precincts, which gives homes directly on or close to it more immediate access to schools, local services and external roads than properties deep within waterfront cul-de-sacs.
Robina Parkway is particularly useful from the southern half of the suburb. It provides direct travel toward Robina Town Centre, Robina Hospital, the railway station and the wider Robina-Varsity Lakes road network. Connections from there lead toward the Pacific Motorway and southern Gold Coast employment areas without requiring residents to travel toward Broadbeach first.
Bermuda Street provides the main north-south arterial immediately beyond the eastern edge. It links the Mermaid Waters and Broadbeach Waters area with Burleigh Waters and the southern Gold Coast and is also closely associated with Q Super Centre and other major local services. Eastern Clear Island Waters households can therefore reach a substantial shopping and service corridor with a relatively short local-road journey.
The lake estates themselves are intentionally indirect. Island Quays, The Moorings and The Capes contain loops, peninsulas and cul-de-sacs where water prevents many obvious cross-connections. A house can be physically close to another neighbourhood across the lake but require a noticeably longer road trip around the water to reach it.
This geometry creates meaningful differences between addresses. Fairway Drive and northern Island Quays properties have the most immediate relationship with Nerang-Broadbeach Road and Broadbeach. The Capes and southern lake streets are well positioned for Robina Parkway, while homes within gated enclaves add their internal access road and controlled entry to every vehicle journey.
There is no railway station within Clear Island Waters. Robina station is the principal nearby heavy-rail option for many residents and is especially convenient from the southern and western side. It provides Gold Coast line services through the established rail corridor toward Brisbane and other Gold Coast stations.
Nerang station provides another practical heavy-rail option, particularly for trips beginning from the northern side via Nerang-Broadbeach Road. Which station is more useful depends on the home location and onward journey, so Clear Island Waters has a choice of nearby rail access rather than one station embedded in the suburb itself.
The G:link does not run through Clear Island Waters. Broadbeach South station is the most convenient light rail connection for much of the locality and sits beside Pacific Fair. From there, light rail provides direct travel through Broadbeach, Surfers Paradise and Southport and along the broader coastal corridor.
Bus travel is most practical from the northern arterial roads and connections toward Broadbeach South, Robina and Nerang. Internal waterfront streets are more lightly served because of their cul-de-sac layouts, so walking distance to a useful bus corridor can differ substantially between two properties in the same estate. Private vehicles remain the main mode for most household journeys.
Walking works best for local recreation and for residents close to Fairway Drive and Santa Cruz Boulevard. St Vincent’s Primary School, the golf and tennis precinct and local services are comparatively concentrated here. Elsewhere, the lake system makes neighbourhood walking pleasant but can make practical cross-suburb journeys indirect.
Cycling can be useful for access toward Mermaid Waters, Robina, Broadbeach Waters and surrounding recreation networks, particularly from properties near the perimeter roads. Internal streets are generally low rise and residential, but the major arterial crossings determine how convenient longer rides are.
Clear Island Waters therefore combines a secluded internal road pattern with strong regional connections immediately around its edges. The lakes reduce through traffic and create quiet residential loops, while major roads only a short distance away provide access east to the coast, south to Robina and west toward Nerang and the M1. Exact precinct has a genuine effect on travel convenience, with northern homes oriented more naturally toward Broadbeach and western connections and southern properties particularly well placed for Robina.
Schools & Amenities
St Vincent’s Primary School is located within Clear Island Waters and provides Catholic education from Prep to Year 6. It is the suburb’s only mainstream primary or secondary school and forms part of the Fairway Drive community precinct beside other church, sporting and recreation uses.
There are no government schools within Clear Island Waters. Nearby government primary schools include Merrimac State School in Merrimac, Robina State School in Robina and Broadbeach State School in Broadbeach. Government primary catchments do not follow a simple suburb-wide pattern, so the relevant school should be confirmed for the individual Clear Island Waters address.
Merrimac State High School is located nearby in Mermaid Waters and provides government secondary education from Year 7 to Year 12. It operates under an enrolment management plan, making current address-based eligibility important when considering government secondary schooling.
The surrounding non-government education network is extensive. All Saints Anglican School in Merrimac provides independent Prep to Year 12 education, while Emmanuel College in Carrara, Somerset College in Mudgeeraba and other schools through Robina and the central Gold Coast broaden the available choices. Bond University is nearby in Varsity Lakes and adds a major tertiary education precinct to the southern side of the area.
Clear Island Waters has a small local service cluster rather than a conventional suburban shopping centre. Businesses around Santa Cruz Boulevard provide cafés, dining, medical, allied-health and professional services that are useful for nearby households. Larger grocery and household shopping is concentrated immediately outside the suburb.
Q Super Centre in neighbouring Mermaid Waters is the principal everyday shopping destination for many residents. It provides supermarkets, household and specialty retail, dining, pharmacy and other services and is particularly accessible from the eastern side through the Bermuda Street and Markeri Street road network.
Pacific Fair in Broadbeach Waters provides regional-scale retail, department stores, supermarkets, dining and entertainment a short distance farther east. The adjoining Broadbeach South transport interchange also combines major bus connections with the G:link, making the Pacific Fair precinct important for both shopping and public transport.
Robina Town Centre gives Clear Island Waters another major retail and service destination to the south. Its supermarkets, department and specialty retail, dining and entertainment are complemented by the surrounding Robina professional and commercial precinct, creating a genuine alternative to travelling toward Broadbeach for larger errands.
Healthcare is similarly distributed around the suburb. Local general practice and allied-health services are available in and around Clear Island Waters and Mermaid Waters, while Robina Hospital provides major public hospital services to the south. Pindara Private Hospital in Benowa and the wider specialist networks of Robina and the central Gold Coast add further choice.
Surfers Paradise Golf Club is located within Clear Island Waters and occupies a substantial part of the northern suburb. Its mature fairways and clubhouse provide an established golf facility while also creating broad green outlooks for neighbouring residential property. The course is an important physical part of the suburb rather than simply a nearby recreational destination.
Tennis facilities and community organisations around Fairway Drive broaden this recreation precinct. The Italo-Australian Club and Merrimac Football Club are also associated with the northern side, creating a concentration of organised sport, dining and community activity that contrasts with the quieter residential lake estates.
The extensive lake system is the principal recreational landscape through the remainder of Clear Island Waters. Suitable waterfront homes can have private pontoons, jetties or direct water access for boating and paddlecraft, while other properties use the water primarily for outlook. The managed freshwater system connects with the wider Gold Coast waterways through controlled access rather than functioning as an unrestricted tidal canal.
Rhode Island adds a substantial private recreation environment for residents of that community. Shared landscaped grounds, a large lagoon-style pool, tennis courts, gym, sauna, barbecue facilities and a clubhouse form part of the estate and create an amenity structure much more extensive than that of an ordinary townhouse complex.
The large detached-house precincts rely more heavily on private recreation. Pools, gardens, terraces and waterfront areas are common within individual properties, while the generous allotments allow many households to accommodate substantial outdoor space at home. This partly explains why conventional public neighbourhood parks play a less dominant role than they do in denser suburbs.
Major public recreation is nevertheless close by. Broadbeach and Mermaid Beach provide the beach, foreshore parks and the Gold Coast Oceanway to the east, while Robina, Carrara and neighbouring suburbs contain major sporting facilities and larger public open spaces. Clear Island Waters can therefore retain a quiet residential landscape while drawing on a wide recreation network around its boundaries.
The suburb’s amenities ultimately follow its property geography. Fairway Drive has the school, golf, tennis and strongest concentration of community facilities. Santa Cruz Boulevard provides neighbourhood services and access to several major residential precincts. Q Super Centre supplies convenient everyday shopping immediately outside the suburb, while Pacific Fair and Robina Town Centre provide regional facilities in opposite directions. The lake itself remains the defining local amenity through the detached waterfront estates.
