Tweed Heads Suburb Profile and Insights
Report Date: October 2026
Postcode: 2485 (New South Wales)
Tweed Heads is the principal urban centre at the northern end of the Tweed, occupying the New South Wales side of the state border immediately beside Coolangatta. The suburb sits around the mouth of the Tweed River and Jack Evans Boat Harbour, combining a compact CBD, extensive services, waterfront recreation and one of the most varied housing mixes in the region.
Apartments, units and townhouses form a large part of the residential market, particularly around the town centre, riverfront and border precincts, while detached houses remain in established neighbourhoods further from the commercial core. This gives Tweed Heads a noticeably more urban character than the smaller coastal towns and residential suburbs elsewhere in the Tweed.
Residents have supermarkets, shopping, restaurants, clubs, medical services, community facilities and primary schools within the suburb, with larger retail centres, secondary schools and further services nearby. Coolangatta effectively continues the urban area across the Queensland border, while Gold Coast Airport, the Pacific Motorway and the wider southern Gold Coast are all readily accessible.
Tweed Heads also has significant recreational appeal. Jack Evans Boat Harbour provides waterfront parkland and sheltered water close to the CBD, Duranbah Beach sits near the river mouth, and walking paths connect several riverfront and coastal spaces. The result is a regional centre where substantial everyday amenity exists alongside beaches, waterways and the broader Gold Coast-Tweed coastal lifestyle.
Tweed Heads has 18 parks. The predominant age group is 70-74 years.
The area of Tweed Heads is 6.2 square kilometres. It has a population of approximately 9,176 people.

Notable Tweed Heads Streets
Wharf Street
Tweed Mall, bus stops, commercial frontage and major redevelopment planning give this street one of the strongest profiles in Tweed Heads. The shopping centre sits on the corner of Wharf and Bay streets, while planning records and property activity show continuing interest in mixed-use, retail and apartment development along the corridor. The street links the town centre with the river, Jack Evans Boat Harbour and the broader Coolangatta border area, making it important for buyers and businesses interested in walkability, exposure, services and future urban renewal.
Bay Street
Town-centre retail, dining, apartment living and the corner relationship with Tweed Mall give this street a compact but highly visible Tweed Heads identity. It sits close to the Queensland border, Jack Evans Boat Harbour, Twin Towns and the Wharf Street commercial spine, placing it within one of the most walkable parts of the town. Buyers are likely to read Bay Street through convenience and lifestyle access, with apartments, shops, professional services and hospitality uses creating a more urban coastal character than the quieter residential streets further from the centre.
Boundary Street
The Queensland border, Rainbow Bay outlooks and apartment living give this street a distinctive cross-border character. Property records show many unit addresses along Boundary Street, and its position close to Coolangatta, the beaches, clubs and Tweed Heads services makes it especially relevant for buyers who want both NSW address benefits and Gold Coast lifestyle access. The street is not a traditional detached-house pocket; it is shaped more by compact living, views, walkability and the unusual daily experience of moving between two states within a very small area.
River Terrace
Waterfront redevelopment, river views and its position near Wharf Street give this short street a growing role in Tweed Heads' town-centre renewal. Current development proposals describe River Terrace as part of the Boat Harbour precinct and a southern gateway to the Tweed City Centre, with mixed-use buildings intended to bring retail and apartment living closer to the river edge. For buyers and businesses, the appeal is not simply the street itself, but its relationship with the harbour, town centre, future public realm and walkable access to Tweed Mall and the border.
Enid Street
Railway history, school-side movement and proximity to Tweed Mall give this street a quieter but locally meaningful role near the town centre. Historical references place the former Tweed Heads railway station on the western side of Enid Street between Bay Street and Frances Street, tying the street to the period when the Queensland rail system reached into NSW. Today the address is more closely associated with apartments, local buses, St Joseph's Primary School and walkable access to shops, clubs and river-side public spaces.
Detailed Insights
Tweed Heads occupies a unique position at the northernmost end of coastal New South Wales, where the Tweed River reaches the Pacific Ocean and the state border separates New South Wales from Queensland. In practical terms, however, Tweed Heads and neighbouring Coolangatta form a continuous urban area. Streets, businesses, services and daily travel patterns extend across the border, giving Tweed Heads a cross-border character found in few other Australian communities.
The suburb is the principal commercial and administrative centre for the northern Tweed. Its CBD is concentrated around Wharf Street, Bay Street and surrounding streets, with Tweed Mall, offices, shops, hospitality businesses, community facilities and residential buildings all occupying a relatively compact area. Tweed Shire Council classifies Tweed Heads as a regional city, reflecting its role as considerably more than a residential suburb or coastal holiday destination.
Housing is notably diverse. Apartments are a prominent part of the built environment, ranging from older walk-up blocks to larger contemporary buildings around the river, harbour and border precincts. Townhouses, villas and other attached housing are also common, while detached houses are found through established residential areas away from the densest parts of the centre. This gives buyers options ranging from low-maintenance apartment living within walking distance of shops to conventional houses on suburban streets.
The housing mix is substantially denser than the New South Wales average. At the 2021 Census, apartments accounted for the largest single dwelling category in Tweed Heads, followed by townhouses, terraces and other attached housing, with detached houses representing a smaller proportion. This physical diversity means individual parts of Tweed Heads can feel very different, and comparisons between properties should take building type, location, strata arrangements, views, parking and access to services into account.
Water is one of the strongest influences on the suburb. The Tweed River curves around its southern and western edges before reaching the ocean, while Jack Evans Boat Harbour creates an important recreational waterfront immediately beside the CBD. Parks, boardwalks, paths and public spaces around the harbour allow residents to enjoy the water without leaving the town centre.
Near the river mouth, Duranbah Beach provides open-ocean recreation and is particularly well known among surfers. Little Duranbah Beach and Ebenezer Park provide another waterfront area between the harbour precinct and the river mouth. Recent improvements to the coastal pathway around Ebenezer Park have strengthened the walking connection through this part of Tweed Heads.
The suburb is also undergoing gradual urban renewal. Tweed Shire Council is implementing a multi-year CBD revitalisation program focused on streetscape improvements, public safety, lighting, signage, landscaping and activation around Wharf Street, Bay Street and Jack Evans Boat Harbour. Individual apartment and mixed-use developments are also continuing to change parts of the skyline and increase the residential population close to the centre.
Tweed Mall remains an important town-centre shopping destination. A much larger mixed-use redevelopment concept has received planning approval, although its eventual timing and delivery remain subject to future development stages and should not be treated as completed infrastructure. Buyers assessing nearby property should distinguish between the existing shopping centre and longer-term redevelopment proposals.
The relocation of major hospital services has also changed the role of the suburb. The former Tweed Hospital closed as an acute hospital when Tweed Valley Hospital opened at Cudgen in May 2024. Community-based health services continue to be provided in Tweed Heads, while residents travel to Cudgen for the region’s major public hospital services. A wide range of general practitioners, specialists, pharmacies and allied health providers also operate throughout Tweed Heads and surrounding suburbs.
Flooding and water-related planning considerations are relevant in parts of Tweed Heads because of the suburb’s low-lying position beside the river and coast. Conditions differ considerably between sites, so buyers should obtain property-specific flood, planning and development information rather than making assumptions based on the suburb as a whole.
Tweed Heads is ultimately distinguished by the amount of infrastructure and urban activity concentrated into a coastal and riverfront setting. It offers substantially greater access to shopping, healthcare, public services and employment than most Tweed Coast suburbs while remaining close to beaches, waterways and the recreational attractions of both northern New South Wales and the southern Gold Coast.
Lifestyle
Life in Tweed Heads combines the convenience of a regional centre with unusually easy access to waterways, beaches and the southern Gold Coast. It is more urban than most Tweed Coast suburbs, yet the Tweed River, Jack Evans Boat Harbour and nearby ocean beaches remain prominent parts of the local environment.
Jack Evans Boat Harbour is one of the suburb’s most important public spaces. The harbour and surrounding parklands sit immediately beside the CBD and provide lawns, shade, paths, boardwalk areas and access to sheltered water. The precinct is used for walking, swimming, picnics, casual recreation and community events, giving central Tweed Heads a waterfront focus that is unusual for a commercial centre.
From the harbour, walking connections extend towards the Tweed River, Ebenezer Park, Little Duranbah Beach and Duranbah Beach. Duranbah is known for surfing and its position beside the Tweed River entrance, while the beaches of Rainbow Bay, Greenmount, Coolangatta and Kirra are only a short distance across the Queensland border. Residents therefore have access to several distinctly different coastal environments within a compact area.
The river broadens the range of recreation further. Fishing, boating, paddling and time beside the water are established activities throughout the lower Tweed, while parks and pathways provide opportunities to enjoy the river without owning a boat. The network of waterfront spaces means the natural setting remains visible even from parts of the suburb with a comparatively urban character.
Tweed Heads also supports a substantial everyday social and commercial life. Cafés, restaurants, licensed clubs, shops and professional services are distributed through the CBD and surrounding streets. Twin Towns Services Club is a prominent entertainment and social venue near the state border, while the adjoining Coolangatta centre adds a much larger collection of restaurants, cafés, hotels and entertainment within walking distance of parts of Tweed Heads.
This close relationship with Queensland is one of the most distinctive aspects of living locally. Residents regularly cross the border for work, shopping, dining, beaches and services. During the daylight saving period, New South Wales and Queensland operate one hour apart, an everyday consideration for appointments, work schedules, flights and other cross-border commitments.
Housing type can significantly influence the lifestyle available. Residents of apartments around the centre may be able to walk to shopping, clubs, parks and waterfront areas, while households in detached housing areas generally have more private outdoor space but may rely more heavily on a car. The diversity of the suburb means Tweed Heads cannot be reduced to a single type of coastal living.
For people who value immediate access to services but still want beaches and waterways close by, Tweed Heads offers a combination that is difficult to reproduce in the smaller coastal villages further south. It is a working regional centre as well as a place to live, shop and recreate, and that mixture is central to its character.
Travel
Tweed Heads is one of the most conveniently positioned communities in northern New South Wales for access to the Gold Coast. The Queensland border runs directly beside the suburb, with Coolangatta effectively continuing the urban area northwards. For many residents, crossing from one state to the other is part of normal daily travel rather than a regional journey.
Gold Coast Airport is only a short drive away on the Queensland side of the border, providing convenient domestic and international air connections. This is a significant advantage for residents who travel regularly for work, family or holidays, particularly compared with communities further south in the Northern Rivers.
The Pacific Motorway is also readily accessible through the surrounding road network. From there, travel continues north through the Gold Coast towards Brisbane or south towards the Tweed Valley, Byron Shire and other parts of the Northern Rivers. Traffic conditions can vary considerably, particularly during weekday peaks, holidays and major events, so travel times should be treated as indicative rather than fixed.
Local roads connect Tweed Heads with Tweed Heads West, Tweed Heads South, Banora Point and Terranora, while routes south provide access towards Fingal Head, Kingscliff and the wider Tweed Coast. Tweed Heads South is particularly important for larger-format shopping and services, while Coolangatta and the southern Gold Coast provide another major destination immediately to the north.
Public transport is considerably more useful here than in many smaller Tweed communities. Bus services connect Tweed Heads with surrounding suburbs, the Tweed Coast, Tweed Valley Hospital and destinations across the border. The town centre acts as an important interchange point for the wider local network. As with all transport services, current timetables should be checked before relying on a particular connection.
Walking is practical through much of the CBD and border precinct. Residents living centrally can reach Tweed Mall, Jack Evans Boat Harbour, clubs, restaurants, community facilities and parts of Coolangatta without driving. Improvements to waterfront and coastal pathways have also strengthened pedestrian connections around the harbour and river mouth.
One unusual travel consideration is daylight saving. New South Wales observes daylight saving while Queensland does not, so Tweed Heads runs one hour ahead of Coolangatta during the daylight saving period despite the two centres sitting immediately beside each other. Residents who work across the border, use Gold Coast Airport or attend Queensland appointments become accustomed to checking which state’s time applies.
Schools & Amenities
Tweed Heads has established primary education within the suburb. Tweed Heads Public School provides government primary schooling, while St Joseph’s Primary School provides a Catholic primary option. Families considering a government school should confirm the current intake area for their individual residential address through the NSW Department of Education School Finder.
Secondary education is available in surrounding northern Tweed communities. Tweed River High School is located nearby in Tweed Heads South, while Banora Point, Kingscliff and other parts of the Tweed provide additional government and non-government choices. St Joseph’s College at Banora Point provides a Catholic secondary option, with further independent schools available throughout the Tweed and southern Gold Coast.
Vocational and tertiary education requires only modest regional travel. TAFE NSW operates its northern Tweed campus at Kingscliff, while Southern Cross University’s Gold Coast campus is close to Gold Coast Airport. Other universities, vocational colleges and specialist training providers are available throughout the wider Gold Coast region.
Shopping and everyday services are among Tweed Heads’ greatest strengths. Tweed Mall occupies a central CBD location and provides supermarkets and specialty retail, while additional shops, pharmacies, hospitality businesses and professional services are distributed through Wharf Street, Bay Street and surrounding streets. A much larger retail offer is available at Tweed Heads South, with Coolangatta providing another substantial commercial centre immediately across the border.
Healthcare remains extensive, although the structure changed with the opening of Tweed Valley Hospital at Cudgen in 2024. Major public hospital services are now provided there rather than at the former Tweed Hospital. Community health services continue to operate in Tweed Heads, and the suburb contains numerous general practices, pharmacies, specialists, dental practices and allied health providers.
Tweed Heads Library provides an important local community facility, while Council and other government services are concentrated in and around the regional centre. Sporting clubs, social clubs, parks, playgrounds and waterfront recreation broaden the amenity available within the suburb.
Jack Evans Boat Harbour is one of the standout recreational facilities, combining public parkland with sheltered water immediately beside the CBD. Duranbah Beach, the Tweed River and nearby coastal paths add further outdoor recreation, while the beaches, parks and entertainment areas of Coolangatta and Rainbow Bay are easily accessible across the border.
For everyday living, Tweed Heads is considerably more self-contained than most communities in the northern Tweed. Primary schooling, shopping, healthcare, government services, recreation and hospitality are available locally, while secondary education, major hospital care, larger retail centres and tertiary education are all within the surrounding Tweed-Gold Coast urban area.
